My wife and I signed a contract to buy a new condo 3 days ago for 489k. We didn't negotiate and was told that we will also be responsible for the closing cost (around 3%?), escrow, and the pro-rated property tax. I know I have 20 days to change my mind and get the deposit back. We really like the place but are re-considering if we could've bought it cheaper since we're cash buyers.

If we were to re-negotiate, what kind of things should we ask for to maximize our benefit? Is it possible to have the developer pay the closing cost and also some discount since we are not using and agent? Any advice will be appreciated!!!

Don't you want to reach out and hug this forlorn and confused home buyer? Pick up the phone and send condolence flowers? NOT!!

$500,000 is not a small purchase. Presumably this guy and his wife have financial resources and some associated success in life which included understanding the meaning of a contract. But he signs a deal for $498,000 and then wonders what he should have done differently? Should he be able to have a do-over and magically negotiate out another $15,000 in credits?

Grrrrr. Let him stew in his own juices for the next 20 years.
