Why should homeowners not be present during showings

About 2 months ago, I personally viewed a home that was absolutely gorgeous.  it was tastefully decorated and updated. Nothing needed to be done but move right in. 

8 weeks later this home still remains on the market while other less desireable homes in the neighborhood sell.  I wondered "what did I miss? Why hasn't this home sold". 

I recently took a second look at this house.  Now I remember why I was turned off.  Unfortunately, the homeowner is a talker.  I am sure she did this with other buyers as well as myself.  She follows you throughout the whole house and talks continuously throughout the showing.  I even asked her if I could just take a moment and look around again by myself. Although she was very nice and said sure look around, she continued to talk. And not only about the house, but about herself and all of her problems.

I always suggest that my homeowners take a step outside, take the dog for a walk, etc., so that buyers can take a look around the house without any distractions.  Its kind of like buying furniture while the salesman lurkes 3 couches behind you.  Its distracting and you can really focus on anything but the person talking. 

Its always best to give potential buyers some space when they are looking at homes.  Homebuying is about emotions and if a buyer is stressed out, they are not going to buy your home.

wow, I know I have been in homes when the sellers are there, I had one thattalked to us and it was very difficult because her english was not very good at all, we basicly ran thrw the home and left.  When we go it into the car the buyers sai rip it up, (it was a nice home)

I've run into this situation before and it is nerve-wracking. I ususally let the listing agent know that the seller was present during the showing. Sometimes the listing agent is not aware that the seller is staying during the showing.

Excellent post. I have had sellers tell me that they wanted to be there so they could answer questions and be sure the buyers didn't miss anything. I always tell them this should happen on the second visit. I have actually had buyers tell me that they didn't want to look at occupied homes. They said it felt weird to be looking around somebody's home with them sitting on the sofa. I have sold many homes that I lived in and I will say that I NEVER wanted to be home when it was shown unless I was asked to be there.

I always try to explain to my sellers (I actually have them sign a Seller's Expectations form that includes this) that they NEED to leave during showings.  I explain it to them this way (SCRIPT Alert):

"Have you ever watched HGTV or A&E shows about real estate?  Well, if you have you've noticed that buyers always seem to talk about the things in the house that they don't like.  It's a funny part of buyer psychology - they HAVE to do that.  It's the way they process the house - especially for couples - they are trying to slow down the decision process and it's an important step before they can decide to make an offer.  If YOU are right there - they CAN'T talk bad about the house - they'll be afraid they will hurt your feelings...so they never work through it...and they won't BUY it! So, if you want to sell your house - go for a drive during showings."

It seems to work.

Agreed.  Sellers are standing in their own way when they stay during the showing.  I don't think I've ever sold a house when the seller stayed.  Dave:  Great advice!
