Many times while touring a potential seller's home I'll be asked by the seller about the hand painted mural on the wall or the old stained carpet.  Or  the kids rooms have been painted bright red,  maybe the wallpaper is pealing in the bathroom.

I know what they want me to say- "No, it's fine, leave it the way it is." The buyer's will love it!

Unfortunately, that's not the answer I usually give them. 

 My answer: 

If you were the buyer, what would you think?  

 Yes, then there's a big sigh from the hopeful seller.  Most sellers know what needs to be done and will end up painting that custom wall and cleaning the carpet! 

 One of the ways I show my sellers what they need to do is to show them to see other houses for sale, either on the Internet or in person. Once they see their competition, or start looking for a new home for themselves, the seller will realize the importance of getting their home in top condition. 

As a potential seller, you'll have to roll up your sleeves, get out those paint brushes, and start cleaning out the cabinets in order to get TOP dollar for your house. And of course that's the goal of everyone now-a-days.

Sometimes it seems that the sellers hope that we will save them from the work of selling a property.  Sorry, you have a product to sell - make it marketable.  Great post.

Of course no seller has to do any of that stuff.  If they are willing to be realistic about the coming price hit they will take.

Kathryn- Seems like everyone wants to avoid work, but that's what it takes to make money.

Ryan Smith #1-  Reality checks are the hardest to see for the seller. thanks for stopping in.

Mike- and the length of time their home will sit on the market. And the number of agents that they'll have list the house- because the "other agents" didn't market it enough!

Darrell- Ah, getting the sellers to listen is the hardest part. That's why they have to think for themselves!

Ryan Smith #2- (what's the chance of having 2 Ryan Smiths on AR, much less 2 commenting on my post?)  . I've actually seen  a seller try to hide a red kool aid stain by putting an area rug over it!

Hi Linda, It's good advice.  After my recommendations, one of my sellers insisted that the buyers could do it, he's not with the program. No amount of prodding would change his mind!  I fear we are going to have a lengthy relationship.

Mary- Good luck with that one! Maybe you can ask him how much money it would cost him to do the repairs, and tell him that's what the buyer will expect off the price of the house too. But of course they'll never believe you.   He probably just likes you and wants to spend the next few years getting your weekly reports!  Thanks for commenting, have a great week.

Someone once told me that if you have to ask, you already know the answer.  I'm sure this is the case with the sellers you've referred to.  Turning those questions around and letting the sellers answer them from a buyer's perspective is a great way to deal with these situations -- good suggestion!

I couldn't agree more Linda. People have a hard time realizing what they like may not be what the potential buyer likes.

Linda, it is very true...and it is hard for the buyer to take advise from their realtor.  They feel that you should be showing and trying to sell their beautiful home....or not...For this very reason, Home Stagers are an excellent source as a third party.  They can plaly the bad guy so to speak and tell the home buyer what needs to be done...

Absolutely right Linda.  Make the seller think like a buyer and see the home through a buyers eyes (especially the price).
