Could someone please help me understand why buyers think getting in to contract on a purchase before selling their existing home is ok?  And how about when the buyers have not even listed their existing home yet?!  I would love to say, "Hey, I love the optimism, Mr. Smith." but these days I find myself saying more and more, "What the &$%# were you thinking?!"  Any thoughts?  Words of wisdom?

Hmm, I have clients who buy before selling, and I do not have any trouble with that as he does not depend on that money. Maning that he does not have to seel in order to buy.
