Amen.....I have been running around saying the same thing.  Between the government throwing money at people to try and lure them into homes and historically low interest rates it is just a crime that more people are not taking advantage of this opportunity.  Like the old adage says "you can lead a horse to water, but you can't make him drink".

First time homebuyers are notoriously gun shy.  I had one couple bail due to "stress" this week (we looked at 7 homes) and are going to "slow down" in their process.  And then, I had a couple from last year take me up on my latest re-invitation and have joined the fray again.  No matter how gently you go with them, sometimes they just don't want to make that big of a decision.  And with all the bad publicity regarding foreclosures and short sales, I can't blame them for worrying that some how they might end up being a statistic themselves.
