When performing a home inspection the inspector must also look at the roof.
Here are some of the things an inspector must consider while evaluating a foam roof.

I like Foam roofs, They provide additional insulation, reflect heat and are a great moisture barrier, however, all roof need maintenance. As a Home Inspector I must look at all the issues, identify them and advise the client how to address them.

Please forgive the video quality, I couldn’t find someone that wanted to stand on the roof with me in 110 degree heat to make a video.

Scott ~ I have never heard of a foam roof, that is a new way to use foam.

Thanks for the question, I sign of a great agent is they are not afraid to ask.

Foam roofs have been around for years.

They are more popular in the southern states and even more so in the south west.

Basicly they taks a low slope roof and spray 2-4 inches of expanding foam on the roof. This coates and insulates the entire roof. Then they rool a coating on to the roof. It is like a roof paint but this is verry thick. If you taks three business cards and stack them up that is the normal thickness of the top coat on a foam roof. (Much thicker than paint)

The down sides to foam roofs is the top coat needs to be re-applied every 5-10 years, since the surface is firm but not hard, it can be easily damaged and when you have a leak it can be difficult to track down where the moisture is actually entering the roof.
