Several of our recent transactions have involved buyers who approached us with an explicit, stated preference for Montclair colonial homes.  Montclair is unique in eastern Prince William County developments in having its own private security patrols, 3 beaches, and a very community-activity-oriented HOA.

Colonial homes have the advantage of having all the bedrooms on the top level, the main public rooms on the main level, and a finished or unfinished basement for that media room, a recreation room, a den or whatever.  The most desirable colonials will have a basement with its own walk-out or walk-up access to a side or rear yard.
