I have stopped many many foreclosures including ones with 1st mortgages, 2nd mortgages, code enforcement liens, and credit card judgments. I had already bought and negotiated 5 or 6 short sale deals prior to 2005 when most Realtors didn't even know what a short sale was - let alone got some sort of "expert" accreditation for one. In 2005 stopped a foreclosure in Longwood the day before Thanksgiving with a courthouse sale scheduled the following Tuesday.
I have bought homes with hurricane damaged roof, trees crashed on the yard and the house, several homes with sinkhole damage and stair step cracks, house with fire damage in the kitchen, house where a car had crashed through the living room wall, house full of mold due to flood damage from tropical storm, house with rotted wood and termite damage where you could step through the floor into the crawlspace, and houses piled knee high in garbage not to mention mice and other critters.
I have bought properties with access issues by paying the neighbors to give an ingress/egress easement, where a sister had died in Puerto Rico and a probate needed to be completed, where seller was a servicemember being deployed but in the middle of a nasty divorce, where seller in Kissimmee needed to rent the property back for 30 days during Christmas-time while they were arranging to move into their next home, houses where the heirs couldn't bear the thought of throwing away grandma's stuff so they allowed me to arrange an estate sale after buying the house, condo that sat on the market over a year while listed with a Realtor but with a little creative financing I closed the deal in just 2 weeks after being contacted by the seller.
