Small repairs made before a house goes on the market, can save you thousands of dollars in the long run.

Recently, we staged this West Coast contemporary home.  The home had been a rental for quite a while, and when the tenants left, the home needed a little TLC.  The home owner had the walls painted in the interior, but when I went for a pre-staging look at the home, I found there were some items that still needed attention. 

The hardwood flooring was in great condition, but the carpeted areas were quite stained.  A buyer would take one look at the carpets and over-estimate the cost of replacing these carpets.  I simply advised that the carpets be cleaned.  They came out beautifully, and are now not an issue.

The first and last impression you have of a house is upon entering and exiting through the front door.  In this case, the door was very scratched, with paint missing in parts.  The front door was re-painted, and now looks very inviting, creating a great first impression.  Adding some cushions and colour also helped add curb appeal.

The cedar siding on the upper deck looked a little warn and faded.  A fresh coat of stain revitalized this deck, and it's now a welcoming place to sit in the morning and enjoy a cup of coffee, overlooking the spectacular ocean and mountain views.  North Vancouver Home Staging

I love the point you made that Buyers will OVER ESTIMATE  the cost of repairing or replacing even the smallest defect.  Alleviating the "issues" immediately will only SAVE the Seller $$$ in the long run.  great post!

Connie - It's really true, isn't it.  And yet, sometimes it's difficult to convince the home seller to invest upfront, in order to SAVE in the long run.  In this case, we weren't asking the seller to do anything major, just paint some doors, stain some cedar and clean the carpets - and most of the flooring was hardwood anyway.  This small investment will save thousands in the long run.

When I first looked at the before of the exterior, I thought it was from some type of store front or industrial building.  What a difference in the after shot....it's now a home!

The homeowner was smart to listen to you.  Great results and tackling that to do list is all important in selling a home.  Buyers lack imagination and do overestimate what it costs to fix or replace things.

Hi Sally, here in Ontario most homeowners enter their homes through the garage and never use their front door. They have no idea how poorly it shows. The first thing I do upon arriving is ask them to step outside. I ask them to look around with the eyes of a potential buyer that is waiting for the agent to open the lock box to get the key out.  That's when they usually say, oh my, I had no idea it looked this bad out here :O     Great before and after pics. Excellent work as always.

Cynthia - Hey, that's great - hope everyone will feel that way!  Actually, I don't know what the paint colour/brand was - they used up some left over paint - I didn't spec the colour, but I think it looks great, too.

Michelle - That's a wonderful idea.  You're such a pro!  I guess people are entering the garage because of the winters there?  Drive in and nip into the side entrance when it's 30 below rather than going around to the front door.  Makes sense to me.  Yes, it must be an eye opener when you actually point out what a potential buyer will see.  I like it!

Sally, I agree. The time when seller could pass their fix up problems to the buyer are gone. People want new life in their new house and they are not interesting in taking over...unless they are house flippers...I agree with above comments that it all starts from the front door and that bistro set is so inviting.

Anna - We're definitely all on the same page with this one.  So true - at one time you could have gotten away with passing on little fix-up jobs, but not any more.  People want move-in ready.  Thanks, I like that little bistro set, too.  Not sure how it's looking right now, though, it's pouring with rain!
