Are you unwittingly sabotaging your home purchase? Read these five actions and see if any of them look familiar.
Lender Issues
When an agent asks if you have seen a lender - don't take this as a personal statement against your credit worthiness or overall trustworthiness. This is a reality of how things are going in the lending side today. It is a crazy world in the lending business and it will prevent some headaches if you get your financing in place before you start looking.
Paperwork
Yes, we do need your stinking paperwork. Everything has to be in writing or it is worthless. Don't delay signing and returning the items your lender or agent sends to you. Want to make an offer? Do it right away. Don't tell your agent to call and let the listing agent know an offer is coming in. Listing agents hear that all the time (it doesn't mean a thing). The only thing that counts is your signature on the offer pages. Don't miss out on your dream home because you couldn't get the fax machine or scanner to work. Head to your local Kinkos and get it done.
Confusion
You don't have to look at every home on the market. It won't make you feel better, it will only confuse you. Instead, take some time to look at the listings your agent is emailing you. These listings will have photos and details about the property. Look this information over and see if the home meets your needs. Also, get online and do some neighborhood research. Online aerial views and crime data is readily available. Stop the frustration of looking at homes that don't work by doing a bit of homework prior to looking.
Silence
Your agent wants to know your likes and dislikes. You will not offend them. The homes you are looking at are not their homes. The only way your agent can help you is if you speak up. Like a home with a view? Speak up. Want to avoid fixxer uppers? Speak up. Your silence does nothing to help you in your home search.
Inconsistent Behavior
You say, I only want to see homes with a view of the golf course. Pretty straight forward. The very next day you are asking to see homes with no view at all (in fact, there is a big wall behind the lot). Huh? What happened?
Your inconsistent behavior could give your agent the impression that you are not serious about your home search. If you are not serious, then why should they be?
