Few will argue that a Realtors main priority should be to maintain a consistent flow of quality leads. One of the ways I am able to capture leads is from a leads group I formed about 2 years ago. My leads group consists of a wide variety of local tradesmen and professionals (see my list at the bottom of this post). Whether you realize it or not, you already have a team of local professionals you consistently rely on such as contractors, legal advisors, real estate professionals, etc...
You will surprised at how open everyone will be to joining the group. The trick is building a group of quality contributers. It works! I receive weekly leads and have actually represents several of the group members with buying and selling their personal property. Have fun with it.
Here is how it works.
1. The leads group meets twice a month.
2. Everyone is encouraged to contribute multiple leads every meeting. The lead can and should be communicated before the meeting if it is time sensitive. We just started a Facebook group to encourage lead generation and communication outside of the meetings.
3. Everyone is also asked to contribute news related to their specific industry at every meeting.
4. If you don't consistently contribute you won't be invited back.
5. No more than one person/company from each trade or profession is allowed.
6. Take turns sponsoring each meeting with the sponsor having the responsibility of buying appetizers and beverages.
7. Keep the meeting under 30 minutes. Everyone is busy. People will be be more inclined to participate if the meetings are quick, organized and not overly formal. You can stay and socialize after the meeting if you wish.
Tip - Only invite true professionals who are the best in your market and hustle for business. I made the mistake of originally inviting friends, family and other under motivated individuals. They didn't contribute and waisted everyones time.
