Do you Preview your showings ? Or is it a suprise every time?

My Clients usually don't like a surprise, unless its outrageously funny. They normally have a time schedule, as do I.Charlotte Homes For Sale

So, I try to streamline our time together. I usually physically preview many of the homes I show to buyers in hopes to efficiently use our time together.

The continuous showing of ill advised and ill informed homes based on MLS Photos and Vague knowledge, allows many a buyer agent to show their butt. Trust begins when you don't show what they don't want. When agents say " But it's in a great neighborhood", even though the clients can't get out of the house fast enough, are close to violating local indecent exposure laws.

Save yourself and your butt by simply doing a preview. Show What you Know and Never be too busy to do it.

I agree - the photos are useless - and we are fools to be relying on them. We should bring back touring and caravans so we actually get out and look at listings before we show them. Good post.

Lise - I am guilty and have suffered the embarrassment. But I am a quick learner. I do remember the caravan bus and it had a purpose. Never underestimate the power of a preview. Thanks for the comment !

I absolutely agree.  Knowing you product is part of our job.  I don't want to waste my client's time showing properties that they absolutely are not interested in.  Knowledge is power!

David - I would guess that many agents in the home sales business don't do their "homework". But I would bet that the successful ones do their homework, are on time, and know their product. Great comment

Claude if I really really know the neighborhood and listing agents I may not preview.  But - if it is a relocation with only a few days in town you can bet I'll preview - line up the best 8 to 10 of which I know they'd buy and could be happy with at least 5 or 6 of the choices.  All has to do with the interview and understanding what they really want in a home.

I will generally try and get out to preview when I have clients looking in a specific area.  Sometimes you can find a property that they would never have thought viable.

Claude - I try to preview as many homes as I can although I still end up with some that are surprises to both my clients and me.
