The August 2010 sales volume across all of Middle TN was 22% less than the number of units closed in August 2009. So lets take a look at what is happening in Williamson County specifically.

It shows that inventory is steadily going down due to the increased rate at which buyers are buying homes. The dip in sales across Middle TN has not yet affected this chart in Williamson County. But lets take a look at forecasting the upcoming months.
The chart above shows the percentage of homes on the market that are marked PENDING in the MLS. The chart is very sporadic, and the sub 2% number for September indicates that the closings for the next 30 to 60 days will be lower. That means that maybe Williamson County is following the Middle TN trend but is a month or so behind.
