Boise has great prices, interest rates are low and the inventory is up. Seller morale is lower due to the recent downturn in the market so there are many great deals out there for investors. 2006 was still one of the best years ever in Real Estate here in the valley. Boise is a great town to live in With companies Like Micron, HP, Supervalu and Washington group we have a good base for a great economy.

Now is a great time for investing. With the small rise of interest rates and the down-turn of the sub-prime market the rental market is booming. Whether it be around one of the 3 Universities in the valley, or near the future community college there is much opportunity to cash in.

I have found two properties with 20+ units with a cap rate of 9 or above.

This is because the valley is growing and as we inch closer to 1,000,000 people, we will begin to attract national builders that will be looking to cash in on the market here.
