But it is an apt representation of how I felt a couple of hours ago when a listing agent for a rental property for which my clients had signed a lease called to say her owner was now unhappy with the negotiated terms of the lease and was refusing to sign.

Sigh.  No, scratch "sigh" and make that "slow burn."

They were to have moved in this coming Monday, with their 2 school age children and 6 month old infant.  To make matters worse, they are staying with family several states away, waiting for the lease to be signed.

This military family has been living overseas for the past three years and arrived in town recently to secure a rental.  They would have liked a short term rental, as they plan to buy once they had have time to get to know the area a bit, but since nothing meeting their needs was available, they opted for a one year lease.

The listing agent asked if the tenants would stay in the property until the owner was ready to put it on the market for sale in 16 months.  At my client's instruction, I told her no, my clients were not interested in anything but the 12 month lease.

That would be the 12 month lease listed as the term in the MLS listing

The 12 month lease clearly spelled out on the application we submitted several days ago.

The 12 month lease that should be no surprise to anyone.

Tonight, she calls and says her owner is "mad" because if my clients move out a year from now, that leaves him with an empty house;  he doesn't want to put it on the market until the following spring so he wants my clients to fill his void. 

Since the lease was supposed to have been in force yesterday, but as of tonight, the landlord is refusing to sign, my clients are moving on to another property.  They decided they didn't want an unstable landlord for the next 12 months.  

(I hope I don't bring down any bad karma hoping the house stays vacant for a few more months).

Susan - it would be interesting to watch that house and see what happens.  They may get someone to sign for 16 months and then *poof!* the house is empty for 6 months because of unforeseen circumstances!  You never know....and the family may have stayed the additional 4 months because they were waiting on their new home deal to be worked out....who knows???  Silly wabbit!

Susan,

I would not want an unstable landlord either.  It may be better to know that than to have signed for 12 months even and then have to deal with a person like that. 

I hope everything works out for the best for your clients.

VB:  Thanks!!!  Things usually work out for the best - or as I like to say, "as they are supposed to, before we interfered!"  It will be fine.  They are seeing an even better house tomorrow - and a landlord who gives a discount to military.  I think they will get along fine!

Short-sighted for sure.  And he probably would have ended up having them opt to go month-to-month at the end of their lease until school ended or they found what they wanted - had he played his cards right.

Susan - Sometimes I just don't get people, it's not like the length of the lease was hidding somewhere.  I hope your clients find a great new rental with a "stable" landlord.

That would make me furious too.  Landlords are very short sighted.  You aren't bringing any bad karma.  The landlord is bringing his own. Hope it's vacant until next spring.

Chris Ann:  The agent also refused to change the status to APP REG - after the fact, not sure MRIS cares, but I am going to call and ask if I can still file a complaint. I have just had it!

Did anyone explain to him (his agent) that while he plays around with strange numbers (12 months is very normal here) in a rental agreement his home is sitting there empty, and could end up sitting there longer than the 4 months like that? I sure hope that everything works out beautifully for your clients, that they find a better home for a better price with an agreeable owner :)

Elizabeth:  Thanks - I think they will be fine;  interestingly, the agent said to me, "oh, he has plenty of people to rent to" yet the house remains "active" in the MLS. We will see!
