It never ceases to amaze me when I am perusing the Statewide MLS, as I do daily, to see how other listings have been portrayed, what is new on the market, what prices have been reduced and what has sold, that Listing Agents use information that is totally wrong.
Just this morning (which prompted the writing of this post) I see a neighborhood listed as "Longfellow".
Now, I have been a Rhode Islander for years and I knew the address and location, but "Longfellow"? I have never heard of a Longfellow neighborhood in Rhode Island. (And let me mention that I live right next to this neighborhood!}
Okay so maybe now you understand my point? Why would you use a Listing agent to list your home that does not even know the name of your neighborhood?
Yes, I know the Listing Agent works for a well known high end Real Estate firm, but please! This may not seem like a big thing but think about it. What else does he/she not know about your neighborhood? How could they possibly sell the benefits of living in your home, or conversely explain the good and the not so good about your neighborhood if they do not know these things? They do not even know where your neighborhood is!!
Sometimes, it really is a better idea to go with a local Realtor who actually knows the neighborhood.
I have lived in Warwick, Rhode Island for 99% of my life (with two short stints in Providence, RI). I have lived in several different neighborhoods of Warwick and am extremely familiar with the neighborhoods of Norwood, Lakewood, Bayside, Warwick Cove, Warwick Neck, Conimicut, Longmeadow, Highland Beach, Oakland Beach, Cowesett, Governor Francis and Hoxie, just to name a few!
So, yes, I know where Longmeadow is, what it represents, the market stats in that neighborhood, its proximity to the water, what part is City owned and a lot of the history. And your home is not even in Longmeadow, it is in Bayside!
I could also tell you that your home is overpriced, but I will wait and watch while it stagnates on the market and you finally come to the realization that you should have used a Neighborhood Realtor:)
Remember the adage, "ALL REAL ESTATE IS LOCAL"!!
