The Traditions at Bradley Square is community of newer homes for sale in southeast Santa Maria; it is near much of the new shopping in south Santa Maria (Best Buy, Home Depot, TJ Maxx) and it is also adjacent to the award winning Rotary Centennial Park.  Because most of the homes were sold new during the height of the housing boom, many if not most of the current and recent sales in the development are foreclosures or distress sales.  In the past 6 months, there have been 8 sales in the Traditions Development, 5 were foreclosures, and 3 were successfully closed short sales. The average sale price was $364,250, compared to an average list price of $370,300; average price per square foot paid by Traditions at Bradley Square home buyers was $155.20, with a brisk 64 days on market.

So, Sellers are receiving about 98.3% of their asking price in the Traditions development, indicating that the development still has much appeal for buyers.  There are currently 3 pending home sales in the Traditions homes for sale in Santa Maria. The average asking price was slightly higher at $373,333, but the price per square foot was $147.91.  There are four contingent short sales currently, with a median asking price of $355,000.  At present, there are no active properties in Traditions, indicating that this neighborhood still has a great deal of appeal for buyers.  Even still, the majority of homes sold in the Santa Maria Traditions development are distress sales at this time.

The Traditions is a charming community close to all the amenities in Santa Maria that home buyers want.
