Hi Everyone!

I received this months REALTOR magazine and was fascinated about the article regarding "A Good Investment", which is about different software out there to help figure out your bottom line on investment properties. Now the prices range from as little as $25.00 to a whopping $4,075 for a basic configuration. Now here is my question, though a great article I would like to hear from all the end users who are actually using such a program as a tool when assessing properties for investment purposes. I would like to know what you are using, and rate it on a 1 to 10 scale. 1 being poor and 10 being better than French toast. I am wanting to invest in such a program and am looking for something that is easy to master, but yet yields good results. Thanks in advance everyone!!!

Hi neighbor! Nicole, is the software intended so you can assist your clients? Or for your personal use on investment properties?

There are a lot of companies out there that offer this software, but make sure you have one that suits your needs. If this is for your clients, I hardly recommend taking some CCIM classes first if you haven't already. CCIM is a Certified Commercial Investment Member which is a top designation for commercial real estate professionals. It makes sense to educate yourself about the field instead of relying on a software. You can use the same software and come out with different results. How? Because we have to determine what's the most important criteria for our investors. They want to make the most money long term? The most money now? The best rate of return in the next 5 years? I myself am a CCIM candidate and only have one class left to take.

I can share some tools with you that came with the CCIM courses; I've seen other companies offer these at $500 to $4000.

I am asking you for your recommendation of a good and logical to operate, worth the money spent ,
..... for a Real Estate Investment Analysis Software for :Complete Investment Ratios Analysis, CAP rate, IRR, ROI, return of invetment,return on investment, cash on cash , cash flows, graphs, varius comparable tables, etc.
