1.Location nad neighborhood

2. Price

3. Appearance(include a photo)

4. Layout or floor plan

5. Total number of rooms

6. Number of bedrooms and bathrooms

7. Size of lot and square footage of home

8. Details about the community

9. Amenities and features

10. Clear simple contact information. Avoid a laundry list of phone number sand email addresses

I agree that you should keep the ad as simple as possible but its annoying when an important piece of information is left off or if they want you to go to a website to find out more information.
