Interesting how in the past couple of weeks there has been an increase of viewings of my current listings. In fact I have received two accepted offers in the past few days. As I'm working with several buyers at the moment, I can understand why. The inventory is dropping fast. Expired listings are not coming back onto the market, sellers are waiting for: a.) Spring before relisting, or b.) The market to get better!
Indeed, I have three sets of buyers from overseas coming in this weekend for a week. Yes, Thanksgiving week. None of these buyers really understood the consequences of booking their trip for this particular week, nor did the U.S. HR departments of their companies inform them of the impact this holiday would have on their ability to view as many homes on their "shortlist" as possible. Not a good week to be visiting schools, attorneys plus meetings with the new boss etc., before flying home. It's been quite a challenge booking viewings for these clients. A number of the sellers have denied visits this week due to family commitments and holiday festivities, yet all three of these buyers will have to make a choice this week as they will be expected to be in situ by February 1st - All of them will be buying with cash! Pleas to the seller's Realtors have fallen on deaf ears...
"Can't they come back next week" said one agent.
"My client's family is coming home. They don't want to show this week." Said another.
"I'm out of town and so are my clients, so you can't see it." said another," making me so frustrated that I sat down and wrote this blog! Whatever happened to easy showings? Have these people heard of lockboxes? Do they even know there are eager buyers out there ready to pounce?!
Every single one of the listings that these true, motivated, buyers want to visit has had multiple price reductions. All have been on the market for months, some for more than a year. So for the inconvenience of an hour or so, given the strength of these buyers, I would hope that any Realtor worth their salt would ensure their sellers take advantage of the opportunity. PLUS the fact that the inventory is currently low, this begs the question, "Do you really want to sell?" Doesn't it?
Are both sellers and their agents getting complacent? I for one am entertaining one of these couples for Thanksgiving Day as they have no where else to go. Somehow seems fitting as my family and I give thanks for their business, doesn't it?
So with fewer homes on the market to start with, and even fewer available for qualified buyers to see this week, buyers will be visiting the available homes in droves! Can any one afford to turn down the opportunity to sell in this market?
