October 2010 Home Sales in San Ramon

October was a stagnant month for San Ramon with the same number of closed sales as September. 45 single family homes were sold at an average selling price of $702,000, a slight drop from September's $703,500. However, the price per square foot of these homes increased from  $314 in September to $329 in October.

The closed home sales stayed on the market for 38 days average, dropping from September's 55 days, with homes selling for 99% of the original listing price in October, almost the same as the previous month's 98.5% . Of all the closed home sales, 31% were distressed, meaning they were either short sales or REO. In September, only 24% of the home sales were distressed. Four homes sold above $1 million, or 9% of the 45 closed home sales.

The neighborhood of Windemere showed strong activity with 20% share of all the sales, or 10 homes sold out of 45. Following suit were Country View, Bollinger Hills, Gale Ranch, and Twin Creeks.
