Choosing an agent

It is very important you find an agent that you trust and that will put your interests first. Be wary of agents that try to put you into an exclusive contract and certainly don't let anyone charge you any up front fees. Another great question to ask the Realtors you interview is if they charge or their company charges a broker administrative fee. Many agents will tell you that having outside representation is free to you and later tell you it's free except we for an administrative fee. I also recommend doing a quick google search on the agents you decide to interview..... It's amazing what you can find out about someone just with a few clicks of mouse. Also ask them to provide several references and proof of their experience. It only takes us a minute to email you all of the homes we've sold throughout our career.

Great points and i agree with all. except that part about exclusive contracts. I think a client would want to work with someone that protects his and his clients time. There needs to be a comfort before signing. but all parties should respect each other. As a client if i had a realtor that didnt protect his or her time i would wonder how productive they can really be. All in all GREAT advice

Some interesting points however I would advise that you avoid any agent who will not protect you in a Buyer's Representation Agreement.  It is not just a protection of commission but clearly states what is the agent's duty to the client .
