How can you sell a secret? Can you imagine if Walmart removed their signs? Or Target? Or if a retail store  needed 24 hours notice for shopping/showings? Or restricted hours? It makes sense when you think of it that way. You've got to be open for business and that means signs and access.

Despite all the effort I will put into marketing your listing, and all the online promotions we will establish, there is still that casual "drive by" buyer who needs to see a sign in your lawn.  Have you ever see a For Sale By Owner without a sign in his yard?  Of course not.  The sign is his only tool to market his home, so why is your listing different?  Here are a couple quick points on having a sign...

1.  It helps agents who are showing homes near an around your home notice your listing.  If for some reason they didn't find your home online while setting up the showing order with their client, and missed your home/listing based on your bed count, bath count or some other feature, and then they run across your yard sign, the buyers will naturally ask for information.  You will miss those buyers by not having a sign in your lawn.  And Believe me, it happens.


2.  The yard sign is necessary for me to receive buyer calls on your home and pitch the values of your home properly.  You hired me to market the home, so best to have the phone number to reach me available from day one.

3.  "I don't want my neighbors to know I am selling" Even if you don't want your neighbors to know you are selling, they are going to find out pretty quick when the first showing happens, or the first open house.  When listing your home, you want as many people to know about it as possible.  If you don't want your neighbors to know based on a yard sign, are you serious about selling your home?

4.  Is your address of your home clearly visible even in the dark?  The sign help this, especially in the winter when it gets dark at 4 pm.  The agents and buyers whom are meeting an agent need that sign to determine YOUR home from others. 

These are just a couple quick examples of why a sign is important from the agents perspective to properly market the home.   In most cases, in exchange for listing and marketing a sellers home, the listing agent can use that home for their own market, in the form of online advertising, marketing material, buyer calls from the yard sign, and possible referrals from others in the neighborhood. 

A listing in a mutual agreement to market a home, and the sign is the ONE tool, that helps both the seller and the agent!

This is a great post to reblog.  I think that unless there is a good excuse a sign is imperative.
