Fix it All if You Want to Sell

Repairs.  It can be a sore subject in real estate.  But since it's a Saturday and you're relaxed, let's have a frank conversation about them.  Be honest, unless you live in a brand new home, there are things in your house that could be fixed today.  If you were inclined, you could probably spend much of this sunny Saturday running to Home Depot for supplies and fixing things around the house.  Instead, you choose to sip coffee and play online.  Why?  Because some of those repairs just are not a big deal to you.  I get it. 

In my house to turn the hot water on at one of the sinks you have to turn the knob in the opposite direction.  Is it working correctly?  No.  Have we adjusted how we turn the water on there?  Yes.  Would it be listed on a summary report by an inspector as a defect?  Yes.  As long as we're sharing, here's something else that's wrong with my house.  We have several screens that are missing, frame and all.  I have no idea where they are or if they even exist anymore.  I really don't care.  Would the missing screens be listed on an inspection report?  Darn right they will.  Am I headed to Home Depot for a new faucet and screens?  Nope.  I'm sipping coffee and playing online.

Clearly these "defects" aren't important to us.  Otherwise they would have been repaired or replaced years ago.  But the bottom line is, when we sell this house, having these things repaired may be important to the buyer.  Keep that in mind while I explain how the inspection and repair process is handled in Oklahoma.

The bottom line, even if some of these repairs aren't a big deal to you but are a big deal to a buyer, you're going to have to fix it all.  If the buyer walks away and we have to continue marketing the home all these known defects will have to be disclosed to future buyers.  Ultimately you will end up receiving a low ball offer or fixing everything anyway!  So fix it if you want to sell it!

You bet cha! I just got done showing some homes this morning, and wow, what a big difference in homes that are either new or at least very well kept, to a home that we saw that just is old and tired looking, from outside to inside the home just doesn't match up. My advice for the home seller! Get out the paint, clean, order new flooring, have new gutters installed, etc. 

When a seller is unwilling to make these updates it will cost them dearly. 1) One it will take longer to sell, which means losing money, 2) buyers always double the costs of repairs it seems, since they have to do the work or find someone to do it for them, 3) days on market = less value

Buyers don't want to buy problems unless they get a "really good deal"

Thanks guys!  Writing the post got me thinking about the buyers perspective too and the reality check they sometimes need.  All Homes Have Quirks, it's Not a Big Deal.

Kristyn, you're so right.  At the beginning of each year, my husband and I do a walk through of our own house, making a list of all those little nuisance problems and tick them off one by one.  Hopefully when the time comes for us to sell, we won't have a major project on our hands.
