Please don't hate me because I'm your Realtor

Dear Seller,

When we first sat down to discuss me listing your home, I promised to be totally honest with you. You said that you wanted it that way.

You hired me because I do so much business in this area and now you don't believe what I have to say.

I shared with you in the beginning that the 3 biggest things which would affect your sale would be:

  1. Price
  2. Condition
  3. Accessibility

If I call you after several weeks on the market, and tell you it's time for a price decrease, please don't get mad at me. I don't make the market, I only interpret it.

If your neighbors are mad at you, because they think that you listed your home too low and are ruining their property values, please don't blame it on me. If you're home is really worth what the neighbors think, then we will get multiple offers and it will sell for over the asking price.

If we aren't getting many or ANY showings, it's NOT me, it's one of the big 3 above.

If we get what you consider a low ball offer or no offers at all, it's the market speaking and telling us that the list price is too high. It's not me.

If you chose not to take the advice of my stager and now we are getting feedback from buyers agents that your home doesn't show well, please don't get mad at me.

If you turn buyers agents down for showing your home to their qualified buyers and they never call again to make an appointment, please don't get mad at me. These may have been the perfect buyer for your home and they might have just bought another house which was easier to show.

If it was just too inconvenient for your family to leave the house during a prearranged showing and the buyer only stayed for 30 seconds, because they were uncomfortable, please don't blame me.

I am Realtor. I spend a lot of time and money to get really good at what I do, just ask my wife. I do this so that I can give you good advice. If you choose not to take my advice and the sale of your home doesn't go as you planned, please don't hate me because I'm your Realtor.

"Maybe we should do a television commercial"? That's what one seller suggested. A full production 30 second spot would surely sell his 80k dollar home!

 I suggested that he clean SOME of the dog poop off the carpet and drop the price to market value...

Great post! Yes, we as the messengers of the market reality are often thrown under the bus as harbingers of bad news. All we can do is be forthright and give them the news straight up. Anything less would be harming their cause and ours.

"I don't make the market, I only interpret it."    Well said, Chris.  I feel your frustration...sellers do have a habit of blaming the agent when they should be taking a good hard look at the situation they have created by not listening to the agent in the first place.
