There are several issues that REALTORS resolve when it comes to managing Seller's homes listed for sale. Vacant Lake Charles homes listed and/or Lake Charles investment properties will require attention.
Investors may or may not live in the Lake Charles area, many investors buy Lake Charles properties sight unseen from afar. There are also absentee owners who may own homes inherited in a succession or have relocated to another area. When listing and selling Lake Charles property for an absentee owners, there will be items that REALTOR's need to monitor during summer and winter months.
Here is a checklist of a few items REALTOR's should monitor for absentee property owners or vacant listings.
- Yard Maintenance- in the summer months the grass grows quickly! It is important to maintain the curb appeal and keep the grass cut and the landscape watered.
- Utilities- Are they turned on (this will be required for inspection)
- Pest Control- Bugs are not a welcome sight to buyers
- Mail- check the mail slot and/or box to empty or forward delivered mail.
- Winterize- (wrap exposed pipes) turn the heat on!
It is January and we have been experiencing cold temperatures here in Southwest Louisiana. When you hear the weatherman mention the 3 P's (pipes, pets, plants) that usually means a "hard freeze" and we need to take necessary precaution to prevent pipes from breaking and plants dying.
It is a good practice to check on those vacant homes for sale when the temperature drops especially if the home is raised on piers. Sellers will appreciate the precaution of checking pipes and turning heat on to avoid major damage to their investment! Part of my routine this week during the cold weather has been visiting my vacant properties, making sure the heat is on and reviewing any exposed pipes I notice on the home exterior. Its a good time to check to make sure that the furnace is kicking on and in working order!
