Ways to find commercial property:
1) work with a commercial broker because alot of good properties are not available online. They are sold out by word of mouth between brokers before they get listed on loopnet
2) locate property from local newspaper
3) drive around and look fo "For Sale" sign
4) try loopnet.com or costar.com
When it comes to purchase contract, please do not buy generic forms from Office Depot . Rather hire a broker or lawyer to represent you and protect your interest.
