The Past 13 Years of Single Family Home Sales in San Mateo California.

I just updated my annual review of the average sales price for every neighborhood in San Mateo California.

Prices are making a rebound. 16 of the 28 neighborhoods have seen an increase in their average sales price since 2009.

The one face that is very clear, is that over the long run, Real Estate prices ALWAYS go up. If you look back at 1998, versus 2010, the average sales price for every neighborhood is up significantly.

Do you think wages and affordability will affect the rate of appreciation in the future, or does it mean inflation and less value for the dollar?

We have alot of Biotech, Green Tech and High Tech businesses in this area, which are seeing wage increases. In addition to this, we have almost no buildable land remaining on the Peninsula. Wea re also seeing many Cloud Cloud Computing + Softward as a Service (SaaS) startups locating here.

I believe that all of these factors will slowly continue to push our prices upward.

Hi Chris,  Thank you for the snapshot look at the San Mateo neighborhoods.  In terms of inflation, have you filled your tank with gas lately????  OUCH!
