Kipling Oaks to the north of Tomball!

Kipling Oaks is a small country subdivision located to the north of Tomball TX, off SH 249.  To get there you are going to have to make a U turn on SH 249 at Rollingwood and then turn right on Coe Rd.  There is a sign that tells you to turn for Coe Rd.  Lot sizes vary from a little less than 1/2 acre to a little more than an acre.  There are about 275 home sites in Kipling Oaks.

The majority of the subdivision was developed in the mid 1970's through the mid 1980's. There are however a sprinkling of homes that have been built recently and a few lots that are still not built on.   I found square footages ranging from the low end of about 1500 square feet to 4000 square feet on the high end.  The average square footage appears to be around 2200 square feet.

Homes sales are currently in the $140,000 to $240,000 range.  The subdivision has a homeowner's association with fairly light restrictions but is NOT in a MUD district.  The yearly maintenacne fee for the HOA is $75.  The tax rate is $2.39 per 100 home value.  This helps to keep the property taxes fairly reasonable. 

There is a community lake, picnic tables and playground for the use of the residents.  Catch and release fishing is permitted in the lake.  A fairly large flock of ducks and geese  live at the lake and they are very friendly.  I stopped over by them and they all came running looking for a hand out.

The subdivision is in the highly acclaimed Tomball ISD.  If you are looking for an affordable country subdivison in the Tomball school district this might be the answer.

Robert, taking off is a good term for our area!  It is rapidly growing!  What use to be pastureland is becoming subdivisons and strip centers.  It is nice that we still have these country subdivisons tucked away though.

Marchel - I liked the way you started the show with the water.  The community looks great, I like the variety and most of all the trees.  When you said the lots were 1/2 -1 acre with 275 homes I wasn't sure what to expect however the trees made all the difference.

Jennifer, Thanks!  The lake was so gorgeous I decided to start with it.  When we moved here 10 years ago I had thought of Houston as one big oil refinery; but as you can see that is not the case.  The northwest area is beautiful with all the trees!

Great use of the tour for this Tomball neighborhood.  I love the shade from the trees and the lake.  I like the porch on the last house in the show.
