Edmond Oklahoma Market Report January 2011

For many, January 2011 was a busy month for real estate in Edmond, Oklahoma (defined as within the Edmond Public Schools district).  During the month of January, 294 homeowners listed their property for sale.  Of those 31 have already accepted offers and one has even closed!  Five incredible million plus dollar homes were added to the market too.  One is a stunning five bedroom, 6 1/2 bathroom, 13,000 square foot show stopper listed for $3,750,000!

During January, Edmond saw 165 homes go under contract after an average 96 days on the market.  The average list price was $214,195.  25 of those transactions have also closed during January 2011.

In Edmond, 116 transactions closed successfully in January after an average 108 days on the market.  The average list price was $210,264 and the average closed price was $203,548.  The good news for sellers in Edmond is that most sold for 97% of their last list price.  This calculation does not factor any reductions in price made during the listing period.  Our current absorption rate for Edmond is about 3 months.
