In Arizona there are no less than four different sets of landlord and tenant statutes. Correctly applying the right set of laws may seem simple enough but it depends entirely on the facts. Consulting an experienced attorney may save you a lot of trouble.

The Arizona Residential Landlord and Tenant Act applies to a lease for an apartment, a house or a mobile home.  ARS Section 33-1301 through 33-1381 applies. If the lease is for a space in a mobile home park, then a different set of laws The Arizona Residential Mobile Home Parks Landlord and Tenants Act  applies. (ARS Section  33-1401 through 33-1501) . If the lease is for a space of a long-term (90 days or longer) RV, travel trailer or a manufactured home less than 600 square feet (a park model)  then the Arizona Recreational Vehicle Long-Term Space Act applies (ARS Section 33-2301 through 33-2148).  If the lease is for a commercial space or any other rental agreement that does specifically fit under the other statutory schemes, then the Arizona Landlord and Tenant Act applies (ARS Section 33-301 through 33-381)

Again, when in doubt, just make a quick call to a qualified legal professional. A pound of prevention IS worth a pound of cure.

Only Arizona (and maybe Florida) would have an act called "...Vehicle Long-Term Space Act"  Apparently, you have a lot of people who like to winter there!
