Today was the inspection on a home I had sold. The inspector was Brad Albin - Rainier Inspections, Inc.

When I got to the house, I asked my client what process she had gone through to select Brad Albin - Rainier Inspections, Inc. She said - “He is on your list of preferred inspectors.” I said, “I know, but how did you choose him? “Oh,” she said. “That was easy. I just took your list and started calling. The first inspector that answered, that cared about me enough to personally answer the phone - I chose!”

So that is how Brad Albin - Rainier Inspections, Inc. was chosen for this particular job. She had already read the 12 posts I had done about home inspections, so was well versed in what to expect out of the inspection.

One of my criteria for a home inspector to make my preferred list is that they be highly competent. Brad Albin - Rainier Inspections, Inc. actually has a Bachelor of Science in Building Construction from the University of Washington - Seattle.

Another of the criteria I insist on for an inspector to make my preferred list is that they belong to ASHI  - which stands for the American Society of Home Inspectors. It has high standards and a code of ethics which Brad Albin - Rainier Inspections, Inc. subscribes to.

I insist that my clients be at the inspection. If there is more than one buyer, I want them both, or all, to be there. I tell my clients to ask lots of questions about everything, because the greatest value from a home inspection is the training on knowing and caring for your new property. Nice post. I always answer the phone. It's on 24/7. This way if there is an emergency inspection I can get the call and then get it done for the client.

Hi David and Clint,

It is interesting you both commented on the fact that he answered his phone. I guess that is how he got the business on this one. However, he does a great job, so that is how he got on my preferred list of inspectors.

Phil, nice post, I used to use Brad quite a bit, he always did an excellent job and was really good answering the buyers questions.
