Meeting Expectations.

Staging or preparing your home for sale is all about meeting expectations. The buyer's expectations.

Just like any other commodity, the higher the price the more the buyer expects. This product, because your home is now a product, should offer more options and better quality than the cheaper version.

That's why Realtors do comparables to other homes. They compare your home and its features to similar homes on the market before setting the price.

As a seller you want the best price possible for your home. You have built up equity and now you want it out of the home so you can move on. To get that equity, you need to highlight the features of your home for the buyer. You need to help the buyer see why your home is worth the price.

If the buyer is paying top dollar for a home, it needs to meet their criteria:

  • the home has the basic number and type of rooms they need.
  • the rooms are good sizes for that style of home.
  • the flooring does not need replacing
  • the bathrooms and kitchen are updated or renovated
  • the home suits their lifestyle
  • they can move in and live comfortably without doing a thing

Staging helps your home appeal to the greatest number of buyers possible by:

  • highlighting the special features of your home.
  • presenting the home in a manner that will appeal to different decorating tastes.
  • creating good traffic flow so the home feels comfortable.
  • making each room look as spacious as possible.
  • doing repairs to avoid deferred maintenance issues that raise red flags for buyers.
  • updating bathrooms and kitchens.
  • moving you closer to move-in condition.

Buyers want value for their money just like you, the seller, want the value out of your investment.
