Now that you have adequate buyer traffic, your list price will take over as the determining factor to whether these buyers will make an offer on your home. Not all buyers are looking for a ‘deal', but they do want to feel confident that they are purchasing your home at a reasonable value. Many factors go into determining the fair market value of your home, so ensure you allot adequate time and attention, and ensure you've received supporting statistics & documentation. The target is a list price which adds appeal to your home...and doesn't instead help sell your competition!

Your post gave me some great ideas for my marketing in West LA areas of Santa Monica and Brentwood. I specialize in re listing expired listings. I am finding that the sellers are programmed really well by the previous agents that they are not the reason it didn't sell. I believe every house should sell if you have control of the seller and his expectations of what to expect based on comps have been agreed on at the Listing signing

Robert ~ I'm sure you meant it differently than it sounds, but I've never gone for 'control' over a seller, or any client for that matter. If we provide the sellers the information they need...the facts that help them make great decisions...then control isn't a necessity. As far as 'deprogramming'...that too shouldn't be a difficult task once we demonstrate how well-versed we are in our markets.

Cindy ~ I've seen a few and I had wanted to put this post out months ago but just couldn't put the finishing touches on it. I've been the 'expired seller' in the past...wondering which direction to move in next and how to avoid reproducing the same result. I just hope to provide these sellers what they need so they can accomplish what they initially set out for.
