Relisting a property after it expires

It happens all the time when a listing expires and the seller relists with someone else.  In this case the someone else is ME!  Which I am extremely greatful for and will work extremely hard to get the property sold.  I have been in the business five years, and I have had property not sell, however, my relationships with my clients have been strong and they have not relisted with anyone else.  So, now I'm wondering, what did the other guy do or not do to maintain his relationship with the seller who is now my client?  The seller didn't really say anything bad about the other realtor.  Did he not do his job, did he put the sign up and leave?  There are alot of agents out there that make their living by picking up expireds.  There is one particular agent in our area that has built his business this way.  Most clients feel that he doesn't do anything once he gets the listing but he is soooo good at the smoozing.  What can we do better than the other agent?  Is it the price or is it the actions, the marketing plan or the market?

So many factors in getting a house sold.  I hate to think that an agent gets a listing then stops marketing but it does happen.  Fortunately, there are agents like you that are ready, willing and able to pick up and take over where they left off.

I think the communication is usually the factor. If the listing is getting ready to expire and the agent tries to get the seller to lower the price dramatically when it hasn't been brought up before, the sellers tend to get defensive and go get another agent.

I have been on both sides of the expired fence. Frankly after six months, it may be time for the client and the agent to move on.

In any business relationship the 2 parties have to be able to get along at least half the time AND especially when an offer is on the table.  Often times it isn't a "right or wrong" thing that makes a biz relationship difficult, its a "style and comfort zone" thing.

The only reason my listings expired is: they are over priced!  I try not to take overpriced listings...if I can help it but on occasion I do.
