Midvale Park MonumentMidvale Park is a master development started in the 1980's. Prior to the development it was a large cotton field with a grove of pecan trees along Drexel Road. I remember passing by on my way home from swing shift when it was cotton fields. As soon as you crossed the Santa Cruz River you could feel the cool air from the cotton fields during those summer nights. Once past the fields it was another story. Midvale Park has over 3,400 homes in it now. One community where you can say you get more bang for the buck. Identical floor plans in Rita Ranch can sell for $10,000 to $20,000 more.

MVP ParkMidvale Park has a very strong Homeowners Association and equally as strong Neighborhood Association. HOA fees average $12 a month. There are three sub-associations within Midvale Park. Two of which have community pools and additional HOA fees for maintaining the pools and common areas within those HOA's.  The Neighborhood Association has helped in getting parks, street lights, the attention of local politicians and law enforcement. The Master Homeowners Association insures common areas are maintained and is very reasonable through promoting homeowner compliance. Rather than waiting for the City of Tucson, the HOA is proactive in graffiti abatement. Instead burdening the City of Tucson, the HOA paid for finishing the curbed median along Midvale Road. Both associations work to create a better neighborhood.

MVP HomeThis is one of the few Homeowner Associations that governs what businesses can do; i.e., Walmart, and Lowes to name a few. Included is Midvale Plaza that has numerous restaurants and businesses. The HOA is not afraid to fine these corporations when they violate the rules. The HOA acquired land to put a temporary park, which they hope someday will become a community center for. There are two facilities for senior citizens. SpectrumThere is lots of shopping within walking distance. If that is not enough, only a few miles away is the Spectrum. Within the Spectrum are Target, Best Buy, JC Penney's, Sports Authority, Michaels, Home Depot, Olive Garden, Starbucks, Harkins Movie Theaters, Peter Piper Pizza, and a whole lot more. When looking at Tucson real estate, Midvale Park is a community well worth looking at.
