A Seller's Home Book - Useful?

When selling a home, listing agents will sometimes create a "home book" with pertinent information about the home and surrounding area.  Many items can go into this book, such as all the recent improvements, plat map, tax information, physical characteristics, maintenance history, warranties, school, shopping, retail and commercial business information, demographics from the recent Census, current competition and recent sold properties, and the list goes on.

The real question is:  Do buyers touring the home read it?  99% of the time the answer is no.  Most buyers could care less what is in it, they want to see the home, period.  Most of the information in there is publicly available and fairly easily accessible via the Internet as well.

Save the time and energy and use it to spruce up the house, or many other ideas!
