Why aren't there more pictures?  I swear I get this question more often than any other in my 16 years of selling real estate.  Nothing annoys a Buyer more than not having pictures of a house they are possibly interested in.  My answer: Lazy listing agent.  What other excuse is there to "Why aren't there more pictures?".  There isn't one.  An inexpensive, but good camera can be had for $130.  I would recommend the Canon Powershot for those on a tight budget.  If you would like more recommendations, I would suggest a visit to www.kenrockwell.com.  This is the best photography related site on the web, and he's not even trying to sell you anything.

Working as a buyer's agent I am amazed at how many times the buyer will discard a property because of a lack of pictures or because of bad pictures.  When I first got into real estate, one of my first purchases was a decent camera.  I decided right away that I didn't want any Buyers asking, "Why aren't there more pictures?", about one of my listings.  

Why aren't there better pictures?  I guess this would be another popular question from Buyers.  To avoid this question...stop taking pictures with your phone.  Get a real camera.  And if you want to get some really good pictures here are some tips.

 

  1. Get a camera with a wide angle lens
  2. Use a tripod 
  3. Shoot right after sunrise or just before sunset for outside shots
  4. Whenever possible, shoot from a high or low angle
  5. Take lots of pictures (for a typical house I take about 100+)
  6. Clean up the house
  7. Use photo editing software (brighten, darken, sharpen, remove annoying items)
This is a simple thing to do and you can avoid the "Why aren't there more pictures?" and "Why aren't there better pictures?" questions about your listing.  If you can't do this or don't have time, hire a photographer and make your listing stand out.

How I do love those listing that have no photos or one photo of the outside of the home. I must say thought that I find a picture of the sink or closet as the only picture more puzzling than anything else.
