Dayton Area Home Sales for February 2011
Single-family and condominium transactions reported in February to the Dayton Area Board of Realtors MLS were up 36 units to 637, or 6% compared to last February. This generated almost $71 million in sales volume. The average sale price came in at $111,451, down 3.2% from last February's $115,140. The median sale price was down 9.2% from last February to $99,000, compared to $89,900 last year.
The first two months of 2011 have produced 1,214 sales, up 4.4% compared to the same period a year earlier. Sales volume for this period has reached $129.74 million, producing an average sale price of $106,870, down 5.7% in year-over-year comparison, and a median price of $82,500, compared to $94,500 last year, a decline of 12.7%.
Listings added in February totaled 1,705, down almost 10% from 1,893 in February 2010. Year-to-date, 3,395 single-family and condos have been listed. This is a 9% drop-off from January and February last year.
The overall number of available active listings for single-family residences and condominiums at month's end totaled 8,686, which represents a 13-month supply based on February's sales pace. This supply ratio is down from January's 15.2-months. In 2010 at the same time the MLS database showed 8,082 listings and an available supply of 13.4-months, nearly the same as this year's supply.
