ActiveRain/Kodak Contest: What Makes A Good Sign and Flyer?
The Flyer Post
We used a similar thought process designing our property flyers as we did designing the For Sale signs. We wanted to professionally present the most important information with vivid photos, our "signature" color and our personally designed logo.
One of the most important steps in designing an impressive flyer is to take the best photos possible of the property. We use three different cameras at the same time and end up taking literally hundreds of photos for each property. A small home or vacant land will have fewer photos and may only warrant a one-sided flyer. We select the number of photos based on the package a seller has purchased from us. The average client will have 20 photos on their web page and the flyer will include around 15. We use both the front and back page of the flyer to present the property. We DO NOT use the back page of the flyer to show competing properties.
Also important is editing the photos. I've seen so many flyers with terrible photos. We use Photoshop to crop then adjust color, lighting, shadows, highlights and sharpness. We even edit stray power cords and similar items out of the photo.
Over time we have developed four different flyer designs (templates) so everyone's won't be so similar. We just start with our template, then customize the flyer for every client. On a simple vacant lot, we use a more simple design than we would for a stylish house. The point is to match the "feel" of the property.
We list the most important information about the property prominently on the front page so a buyer sees it immediately. Our goal for the flyer is to leave a buyer wanting to see more because of a great impression of the property.
