I was previewing with a home buyer today at a home the buyer found while surfing the web. The home buyer commented that when he made an inquiry about the property using the online form, the agent promptly responded to the information request. That was O.K., but then he started getting calls from another agent 'chasing' him about buying a home. He asked me how should he respond? I replied 'tell the agent you are represented by a buyer's brokerage and do not need any help but thank you anyways.'
The home buyer was curious as to why he had the experience with the agent. I explained to him that when he completed the online form with his contact information, an agent received that information as a lead. And now you the buyer will get calls. I went on to explain that most real estate agents/brokers pay for those leads, so it is critical to follow up for any potential deals. 'Ooohhh' said the home buyer. My explanation was an eye opener for the home buyer.
So home buyers (and sellers), we are coming at ya!
