As you may or may not be aware, I have been called upon by brokers from time to time to help them structure their office to be a short sale closing machine.

This is generally structured as a full day in their office followed by follow up calls.

Obviously, something like this isn't for the "solo-prenure" or small team. It's for a broker or team that is tired of:

  • Short sales taking longer than 4 months to close
  • Getting their commissions cut 1 or 2 percent
  • Their agents parroting exactly what the banks are telling them to the homeowner adding liability to the broker, and increasing the price so high that buyers back out and the home forecloses

What I do is sit down and review the current procedure. Look at a few files. Listen to a couple calls with the banks. Then I look at marketing procedures and communication policies between the agents and the prospects/clients through the process.

I lay out and train the team on how to improve their flow. Provide key contacts where needed. Train on finding any contacts that might be needed in the future. I walk through what needs to be done on current files to make sure that full commissions are paid and short sales get closed in a timely manner. More importantly, this day is not about a quick fix (although that will be delivered too) I teach their team "how to fish". In other words, this is more than a few contacts, and escalating a few files, it's hands on, with me teaching "the how" and "the why".

I'll recommend new scripts, where necessary, for negotiations and during the marketing and lead conversion process. I review the sales process that converts cold leads to lifelong clients. If planning on their part makes it possible, we'll even do a listing presentation with a real prospect, so you can see exactly how we convert leads in the office and prepare them to not just list, but close happily.
