Orcutt New Homes - Harp Springs Community Now Selling View Lots

Are you looking for a new home in Orcutt?  Believe it or not, there are currently several options available.  In particular, Capital Pacific Homes has two new home communities in Orcutt.  Old Mill is located near Old Town Orcutt and tucked behind the established Foxenwood Estates Community.  The Enclave at Harp Springs is located in the heart of Orcutt and within walking distance to many of the major shopping outlets and restaurants in the Orcutt area.  You are a short hop from Albertson's, Fresh & Easy, Orcutt Burgers and Chef Rick's.  There are only about 10 or eleven homes left in the Harp Springs development, they have truly saved the best for last as these homes order an undeveloped open space that offers these lucky home owners a tree lined and peaceful backdrop.

I recently viewed the models at Harp Springs and my favorite was the Savannah which featured a huge deck to enjoy the view.  However, the Cimarron had terrific features as well including a Master Suite on the entry level and a large kitchen island.  The standard features on all these homes are exceptionally generous and include:

  • Granite counters in kitchens, baths, and laundry area
  • Beautifully detailed tiled showers
  • Tank less water heaters
  • Smart box technology
  • Fully landscaped backyards
  • Oil rubbed bronze hardware
  • Pre-plumbed for air conditioning

It is important to work with your own Realtor® when buying a new home.  There is no out of pocket cost to the home buyer - most local new home developments (including Harp Springs, Rice Ranch, Stonegate and Harp Springs), offer compensation for your Realtor®.  However, you must register your agent at your first visit to the new home community.  If you are interested in purchasing a new home in the Santa Maria, Orcutt or Nipomo areas, please contact my office today at (805) 938-9950, I will be happy to show you all the available new home communities in the local area.  Working with your own buyer's agent will allow you to compare current builder incentives and the surrounding resale home values.

It is so very important for Buyers to have their very own representation, especially when buying new construction.

Hi Tni - new construction attracts many homebuyers.  In our area, new development is scarce.  As Chris Ann stated, buyers of new construction should contact an agent who can represent them before stepping into a model home sales office.

Tni, I miss working new construction.  I had a good working relationship with a builder when I first got in to the business.  Have a great Sunday.
