Current Number of Homes Active and Under Contract in the Washington DC area:
While the Inventory is up from a month ago; in DC; the Spring inventory is the lowest it has been in over 5 years.
Arlington County in Virginia, continues to be very strong. Low inventory continues; as prices seem to slowly tick upwards.
My big concern was for Prince Georges county; where last year the number of homes on the market had dropped after hitting a record peak; they seemed to be headed up. Now the number of homes for sale is again dropping; however still above last years (but down over 20% from 2009).
Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.
Washington DC
Single Family: Actives: 1251 Expired: 5 Under Contract: 791
Condos: Actives: 1076 Expired: 3 Under Contract: 454
Arlington County
Single Family: Actives: 319 Expired: 0 Under Contract: 219
Condos: Actives: 436 Expired: 0 Under Contract: 196
Prince Georges County
Single Family: Actives: 4428 Expired: 25 Under Contract: 2417
Condos: Actives: 758 Expired: 3 Under Contract: 279
Montgomery County
Single Family: Actives: 2863 Expired: 6 Under Contract: 1783
Condos: Actives: 870 Expired: 3 Under Contract: 503
It is important to see the number of homes taken “Off” the market. While many of these homes will return to the marketplace a week or two; seeing a listing “expire” means that the seller and agent thought or expected the home to be sold by now.
