You are right on about pre-approval.  Wasted a lot of time before making it a rule that do not show homes withour loan pre-approval.

Will - Pre-approval is more important now more than ever because of all the strict guidlines buyers might not qualify for a home that they falll in love with, in the end they get upset and we as agents lose time showing them homes out of there qualifying range. Nobody wins.

I will not show homes unless clients are pre-approved, if they are serious about buying then they will take the time to get this important step done first.

Great point Will, there is no reason (especially these days) to be mortgage pre approved.
