1.) KNOW AND UNDERSTAND THE PROFESSION, BE LICENSED, BE FAMILIAR WITH THE AREA, WORK FOR OR OWN YOUR OWN BROKERAGE.
2.) FIND BUYERS OR SELLERS---- HOW DO YOU DO THAT
SOCIAL MEDIA, ADVERTISING, DIRECTORIES.... THE OLD TRIED AND TRUE KNOCKING ON DOORS
3.) CAPTURE THE BUYER OR SELLERS ATTENTION, GET CONTACT INFORMATION-- CALL OR EMAIL ASAP
4.) EARN TRUST AND GET THE APPOINTMENT
5.) GOT BUYERS? KNOW WHAT YOUR CLIENTS ARE LOOKING FOR, FIND AND MAKE SHOWING APPTS.
6.) FOUND THE PERFECT HOME? LET'S WRITE UP A CONTRACT!!!
7.) SUBMIT PAPER WORK TO THE TITLE COMPANY.
8.) WORK CLOSELY WITH THE MORTGAGE COMPANY, HOME INSPECTORS AND APPRAISERS. DO THIS BY HAVING A TIMELINE OF WHEN DEPOSITS AND CONTINGENCIES NEED TO BE MET.
9.) MAKE SURE ALL DOCS HAVE BEEN SUBMITTED, ESTOPPEL'S RELEASED AND HUD'S ARE CORRECT.
10.) BE SURE FUNDS WILL BE WIRED ON TIME, AND CASH BROUGHT TO THE TABLE IF NEEDED.
ALSO, PROPER IDENTIFICATION IS REQUIRED AT CLOSING.
11.) GIVE THE BUYER THE KEYS.
