Don’t make your buyers RUN, make them STAY

don't make your buyers run, make them stay

“It’s so much work, it will take me weeks. I want to list my home on Monday.” This is what my client told me today at the Staging Consultation here in The Woodlands. He thought I will come with my magic wand and make his house beautiful in two hours.

The house was far from being ready. We made some furniture and accessories rearrangements but it was just too much clutter around the house. Also this house had some repair issues. I don’t think that sellers were ready to digest their to-do list so he said that he wants to check the market and see if his home will sell “as is”. I explained him that “checking the market “strategy never works. I advised to postpone listing appointment until all repairs, cleaning and de-cluttering will be completed.

I explained him that if the house will be listed in present condition, than buyers will be destracted by all the clutter, personal items, and things to fix? They will not even be able to envision themselves living in the house so they will go straight to the next house on their list.

It took me quite some time to make him understand that today buyers want to semake your buyers staye ready to move in product and seller’s goal is to deliver them what they want.

I was happy that the home owner finally agreed and I will be coming back for DIY follow up consultation as soon as he will finish with our list. I also advised that he shouldn’t be disappointed if all preparation will take longer than he will be planning. It is better to take your time than spoil the first impression.

Don’t make your buyers RUN, make them STAY.

Good for you.  It is so important to prepare a home prior to making it available to consumers.

Gay, you are so right, I hear "but MY house" all the time.

Karen, I come for  Do It Yourself follow up consultation to see how they did preparing their home for sale and if any final touches are needed.

Joan, I was lucky. Very often seller decides to learn from his own mistakes.

Great post Anna. You are so right! I always tell my clients that if they want a certain price, they have to do everythign possible to make that happen, including decluttering!

Anna - Oh boy, this sounds like a tough client.  Good for you for convincing him to work on his home and get it into tip top shape before selling.  Very wise words.

Hi Anna,

Great advice!  I am glad the seller listened and I hope he is able to prepare his home quickly so it can get on the Market very soon.  You are an awesome stager Anna and you know what it takes.  Great post....  I am suggesting it!  I will also re-blog!

Hi Anna--nice job in getting the client to listen to you.  I did a consult a month ago and asked the sellers when they were listing.  They said, "As soon as you are done".  This said while I'm standing in the laundry room that is not drywalled and has an exposed light bulb hanging from the ceiling.  We had a similar conversation.  You're right, we don't have magic wands.

I've done several posts on this subject which I refer to as "premature listing syndrome" and it can't be said enough...WAIT TO LIST UNTIL HOUSE IS 100% READY!  Well done Anna!

Maggie, you right. Home appearance should support the asking price. And I have never seen the seller, how doesn't want top $$$ fro his house.

Sally, I don't even know which one of my words finally made him believe, but I used all my resources and energy ;-)

Thank you so much Linda, for suggesting and re-blogging. You are always a great support to me.

Janet, I guess we all have been there. It takes a lot of patience to explain, explain, explain....

Sharon, I will borrow your "premature listing syndrome" definition for my next cliebnt. Thank you for commenting.

It's so important to do the work before you list. Once the home has a reputation it is hard to catch up. First impressions do count!

Janice, I agree. Those people who came to the house and didn't like it will never come back.

Anna, You are WONDERFUL!  People always get their money back from the money they put in repairs and staging vs. selling as is!

We have a new listing in one of Houston's bestest neighborhoods.  At $750K you'd expect to see real furniture, such as a real bed with a real headboard in the master bedroom.  Not an air mattress and a shoji screen as a headboard.   Client wants a 'perimeter' staging.   The Realtor and I want the client out of the house.......<G>

Just another fine day in Houston!

Mary Lou, thank you so much for the support.

Tom, how seller could not understand that the house's appearance should support asking price.
