Don’t make your buyers RUN, make them STAY
“It’s so much work, it will take me weeks. I want to list my home on Monday.” This is what my client told me today at the Staging Consultation here in The Woodlands. He thought I will come with my magic wand and make his house beautiful in two hours.
The house was far from being ready. We made some furniture and accessories rearrangements but it was just too much clutter around the house. Also this house had some repair issues. I don’t think that sellers were ready to digest their to-do list so he said that he wants to check the market and see if his home will sell “as is”. I explained him that “checking the market “strategy never works. I advised to postpone listing appointment until all repairs, cleaning and de-cluttering will be completed.
I explained him that if the house will be listed in present condition, than buyers will be destracted by all the clutter, personal items, and things to fix? They will not even be able to envision themselves living in the house so they will go straight to the next house on their list.
It took me quite some time to make him understand that today buyers want to see ready to move in product and seller’s goal is to deliver them what they want.
I was happy that the home owner finally agreed and I will be coming back for DIY follow up consultation as soon as he will finish with our list. I also advised that he shouldn’t be disappointed if all preparation will take longer than he will be planning. It is better to take your time than spoil the first impression.
