The market is tough. The buyers are informed. And you need to sell your home. What do you do and how should you do it?
Here's what buyer's are looking for:
1. A "perceived" difference in your home and your competitors; (your kitchen isn't updated but your competitors is. However, you have all new mechanics and all new exterior)
2. A better "perceived" value in buying what you have versus your competitor. (for instance: your competitors home faces a lack but you are on a corner lot and the park is across the street)
3. Little or no risk buying your property (How good are the mechanics? How is the overall maintenance of your property compared your competitor? Upgrades, improvements?)
4. The buyer must like your home - it fits most of their criteria.
But at the end of the day, when counting straws ....
5. While it doesn't matter about the kitchen not being updated or the fact that you may be across from the park ... when the buyer crosses the line to decision... those things do matter but basically, it will boil down to price.
