So what's the BIG DEAL?

Why do all these Home Buyer's get sooooo FRAZZLED when they come to look at me?

Don't they see all I have to offer?  My Open floor plan, crown molding, 14ft ceilings, views from every window, custom pool.....

Hello???? Aren't they hip and up to date on the trend?

That's when my wise Agent, yes I have an Agent, told me that I need to have a Stylist come visit me to dress me up!

What! I don't need no stinkin' Stylist...Home Stager....Primper....whatever you want to call it help me get dressed!!

I'm a BIG Boy now.........All 4 bed, 5 full baths, 5, 495 sqft of ME!!!

Sheesssh! You want to dress me??!! Baby, I don't think you could even get your hands around me if you tried!!

Well, so I was overruled, and in came this fast talking Ex-Nu Yawka to tell me how to dress!

Boy, was I WRONG! I will gladly eat crow.....organic crow of course! ;)

Actually, I was thrilled when the RE Agent called me to discuss a Home Staging Consultation.  She gave me a heads up on her concerns and what she thought we needed to accomplish!  I had no problem being the "Bad Cop" when it comes to helping Home Seller's reach their GOAL and SELL their property!! :)  Yes, if only all agents were as wise as you and this REA! One day....  :)

Valarie - Welcome, welcome welcome Girlfriend!! I was sooooo thrilled when I got the news that the Seller's agreed to change the carpet!  I was like a kid in the candy store!! Clean pallet for this artist!! Woo Hoo!! I knew we could create a property that looked BRAND NEW and UP TO DATE!! Win-Win!!:)

That green reminded me of some applicances I saw in a house last week. You may be too young to remember, Harvest Gold, a staple of the '70s. Some of those babies are still working.

Janice - great post!  It looks like you used the homeowner's furnishings.  This really shows what a change the carpet made without having to bring in all new furnishings.  Of course, your strategic placement of the furnishings adds to the change.  I say these home sellers got a good deal and a good job from you.

Wayne - I know exactly what you are talking about with those 70's colors! While I love avocados I am not fond of Avocado green appliances! Yikes!! Totally date the space! 

Michelle - Thanks Sista Stager!  Yes, I rearranged some of the  home owners furnishing and added some updated pieces as needed.  We also added some updated art work and a few accessories. The home owners were thrilled with the results and are ready to move on!! :)

Great post! It's funny that we've seen this exact carpet in a few homes recently. It was certainly the fashionable way to go in the late 80's. Hope it never makes a comeback. Thanks for doing your part in eliminating it from another house. What a difference!

You did a great job!  Was it difficult to convince the client that the green had to go?  I had a smaller home with similar carpet listed, and all the seller could say was "but it's still in great shape" and it was.  But no one wanted green carpet...

Karen - Thanks! At first it was a bit challenging.  However, this client had listed their property twice before with no offers. They wanted to offer and "allowance" but I showed them similar  Before & After carpet pic's and they GOT IT!  They were thrilled when they received an offer! Which of course SOLD is the GOAL!!  Feel free to share my pictures with your clients!

lol, I have to agree with you on this.

Green carpet or bright green walls are not on my list of favorite features of the house, as well.
