I know many agents just don't deal with closing gifts to buyers and sellers, but if a Title company handles your closings on a regular basis, ( and even if they make a few mistakes now and then doing those closings), do you send them some type of Thank You gift? If so, when should you send it? After you receive your commission check which might be 2-3 weeks after the closing. Or the week following the closing? Should you send them something after every closing? Or just not send them a closing/thank you gift at all?
These people also buy and sell property and are asked for referrals.....Of course, treat them well too
I take my favorite title company fresh baked brownies and cakes! I like to cook and bake, but I can't eat it all, so... And they love it!
I don't think you can give gifts to title companies in my area so I don't. I just send a thank you note.
Shirley and Trang- I think maybe you're right. Title companies use to bring bagels, coffer, etc to our office, but quit doing it. Maybe RESPA does address this. I just read " RESPA rules were created to prevent the payment or receipt of a fee or thing of value in exchange for a referral of settlement service business." I guess a gift can be interpreted in different ways, so best to play it safe on not give gifts?

Tim, I don't see how sharing some home made brownies can be a RESPA violation?
If the title company were giving agents gifts to generate settlement transactions, that might be a violation. But I can't see how an agent giving gifts to the title company is a problem.
